PPM already knows that the toilet doesn't flush properly. I say this because Paul, the maintenance person, was already aware of the problem, when I spoke to him about a dripping tub faucet. I think the toilet doesn't flush properly because it is not properly aligned with the sewer - although it is also possible that the sewer has its own problems, including a high water table, after rains. However, it gets interesting when one looks more closely at the base of the toilet. It appears as if there is a slow trickle of water from the base of the toilet, near the front. That slow trickle of water slowly fills a cavity in the floor, that is immediately outside of the tub. Lacking evidence to the contrary I would say that the wooden floor is decaying in that spot, from the water damage, and has settled. As a result of the floor settling, the bottom of the toilet appears to be level ... and the floor appears to be at a slight angle - diverging, slightly, from the angle of the toilet's base. As a result of that small divergence, the seal between the base of the toilet, and the sewer, no longer appears to be 100% reliable. I'm looking around for a bubble level to illustrate the settling floor with, for the camera ... but there will be a delay, while I look for it. Between the dripping bath tub and the dysfunctional toilet, I've seen my water bill go up $20 a month in the past two months. Regards, ~richard
