So far, I have identified the following real property which needed to be disposed of as a result of the infestation: - Twin-sized futon, total, 4. $139 apiece at the place I buy my futons, in San Francisco. 4 x $139 = $556 - Queen-sized futon, total, 2. $199 apiece at the place I buy my futons, in San Francisco. 2 x 199 = $398 - Tax on six futons, $81 - *total is $1035* - Shipping for six futons, from San Francisco to Fortuna, to be determined Also needing replacement: - Two twin-sized bunkbeds, with ladders - One queen-sized folding futon frame Also needing compensation for: - Six folding cots - Six sleeping bags Yet to be calculated: - 7 to 8 months of bed bug infestation - concealment of this material defect from the tenant - 8 months of ongoing harassment by Richard Henson for investigating the origins of the above infestation - 1 criminal assault on the premises by Richard Henson, puruant to the above investigation - 1 neighbor losing his mind, smashing out all his windows, and brandishing a weapon - because of bed bugs I haven't contracted with any lawyers yet but if I do they will be adding their bill - and so there is a strong incentive for the owners of the property to not wait for that to happen before entering into good faith negotiations. While we are trying to settle all this I would appreciate it if you would hold off on evicting me for non-payment of rent, as this would only precipitate the involvement of lawyers. Indeed, because there were not two proper applications of bed bug poisons in a proper sequence, it seems possible that the owners are in default for having failed to provide a habitable place of residence AND for having failed to properly remediate the infestation. At this point, I contend that the owners owe me AT MINIMUM, $1035 - and that any rent I owe to them should be subtracted from this balance.
